Home Additions in Spokane, WA

We build additions for homes in Spokane and North Idaho: bedrooms, suites, bathrooms and garages. The price depends on square footage and foundation, plumbing and how closely the roofline and siding have to match.

Typical cost: $80,000 to $300,000 per project

What moves the price:

  • Square footage and foundation
  • Plumbing for a bathroom or kitchen
  • Matching roofline and siding

A range, not a quote.

Types of additions

A bump-out adds a few feet to one room, a second story adds a floor over part of the house, and a garage conversion turns existing space into a room. Setbacks and lot limits cap how far you can build, and your building office sets them.

What goes into an addition

An addition starts with plans and a permit, then the foundation, framing and roof, and last the siding, wiring, plumbing and finishes. The roofline tie-in and the siding match are priced separately. Old siding may no longer be made, so a match can mean new siding on the wall beside it.

Foundation and frost

Footings have to reach below the local frost depth, which your building office sets. Digging, concrete and engineering for the foundation are a large share of the price, and a bigger footprint costs more.

Radon

Spokane and Kootenai counties are both in EPA radon Zone 1, the highest of EPA’s three zones. That’s a county screening level; only a test tells you about a given home. An addition with a slab or a basement is worth testing once it’s finished.

Permits and engineering

An addition needs a building permit and can need engineered plans. We’ll go over permits for your project at the estimate. We’ll lay out the schedule for your addition before work starts.

Questions about additions

Do additions need an engineer?

Often, for the foundation and framing. The plans and permit come first.

How long does a home addition take?

It depends on size and design. We'll lay out the schedule for your addition before work starts.

Do additions add value to a home?

It depends on the addition and the neighborhood. A real estate agent or appraiser can tell you what similar homes have sold for.

Can you build a mother-in-law suite?

Yes, a suite with a bathroom and kitchenette is a common plan. Zoning can limit a second kitchen, so the permit office is the first call.
